|  |     Count me in!  I've been dreaming the same thing for many years. As a
    matter of fact, I've already got dibs on 80 acres of land.  It's my
    father-in-law's now, but he's already made provisions to pass it along
    to my wife.  The only stipulation is that she not sell it for 10
    years.  In that amount of time a course can really start to mature.
    
    It'll be a few years before it's ours (f-i-l is 65), but I can wait.
    That should give you enough time to come up with the rest of the
    cash.  By that time we will probably need $20M.  Ah, keep dreaming....

    	I think you forgot sand.  Lots of sand.  It shouldn't cost too
    much, relative to everything else.  Of course, then you have buy
    big holes to put it into. :^)

|  |        If anybody would like to see a Golf Course that's under
    construction, then I'd suggest that you checkout the 18 Holer
    that's being built in Bradford, MA for a cost of $15m
       note: this is the site of the old 9 Holer (Bradford Country Club),
    	    but they've hired a professional Golf Architect, bought
    	    more Acreage, and will be building/selling Single Family
    	    homes on the property! The front 9 is about 85% sculptured,
    	    the back 9 is about 35% sculptured, and the homes haven't
    	    been built. Rumor has it that the home prices start at $189k

|  |     	You migh also want to journey over to Atkinson, NH and observe
    the new course being built. Nine holes ready for play in 90, and
    the other nine in 91. Also to have house lot in the development.
    It is being developed by Steve Lewis of Lewis Builders, Inc of
    Atkinson.

    Don't forget:
      Earth moving
      Tees (they cost almost as much as greens if done properly)
      Cart paths
      Practice area (150 acres is just about adequate, depending on
          terrain.
    
    Good luck.  You can do it if you REALLY want to.  I had a friend,
    recently deceased, who started 4 golf clubs in the area and personally
    designed and built them.  Two are now 18 hole country clubs and
    two are 9 hole clubs.

    	There was a good article in the Lawrence Eagle-Tribune, this
    	past Tuesday (April 15th). It talked about the new courses that
    	are being built in the southern NH northern Mass area. It also
    	stated that you need about 125 to 200 acres of land and the
    	cost per hole is roughly $200,000...!
